Field land, which we can call a piece of land without development, can be a vineyard, garden or olive grove. As the name suggests, a house can be built on undeveloped lands such as vineyards, gardens and olive groves. However, it is possible to build a special purpose building by meeting certain conditions in order to build a house on the field.
What are the conditions for making a house in the field?

First of all, let's imagine that you are going to build a house in a field. The house you want to build should not exceed 5% of the entire plot. For example, the house you will build on a field of 2 thousand square meters may be 5% of the field. In other words, the house you will build on a field of 2 thousand square meters should be 100 square meters. But do not forget that the residence you have built must be for residence purposes only. Although the house you will build will not exceed 5% of the field, there is a limit to this size. Even if your house construction does not exceed 5%, the house you will build should not exceed 250 square meters.

Your field must be at least 5 thousand square meters. According to the old law, prefabricated houses were allowed to be built on fields under 5 thousand square meters, but in 2021, your field must be at least 5 thousand square meters for any house.

After meeting the field and house size condition, another condition is that the land must have a road frontage. There must be a road on at least one side of the land. At the same time, the frontage of the land to the road must be at least 25 meters. Another condition is that any house to be built in the field must be five meters from the end of the parcel and 10 meters from the road. Finally, the zoning status of the land should be positive.

After meeting these conditions, you can build a house in the field. The house you build must have a maximum of two floors and a height of 6.50 meters. Due to the existing slope of the land, you can climb a maximum of 1 more floor. More floors than this are counted as illegal floors.

After meeting all these conditions, you can build a house on undeveloped land such as vineyards, gardens and olive groves.

Where to get permission to build a house in the field?

In order to build a house in the field, one should go to the municipality where the field is located. All documents related to the field, including the title deed of the field, are provided. The information required for the cost of the zoning permit is obtained from the municipality. In addition, the land must be questioned by the municipality.

What are the Conditions for Building a Vineyard House in the Field?

In order to build a vineyard house on your field land, you have to meet certain conditions. While building a vineyard house, you must meet the conditions mentioned above, and additionally, you must obtain the approval of the governorship of the projects and report this to the relevant mukhtarship. It is obligatory that the vineyard house you will build should comply with the local texture and architectural features of the place where you build it, and the rules of science, time and health. Therefore, it would be better to work with an architect and engineer. The responsibility of the projects belongs to the relevant engineers and architects. In addition, structures such as vineyard houses should be built by obtaining a license.

If we list the necessary conditions for building a vineyard house;


-The zoning situation should be positive.
-The zoning status and zoning permit cost given by the municipalities,
-It should be 5% of the field area, maximum 250 square meters.
- It should not approach the borders of the road and the parcel more than 5 meters.
-Maximum 2 floors, 6.50 meters high.
In order to build a vineyard house in the field, first of all, the field must be made open for development. In order to build a vineyard house in the field, at least 1 living room, bedroom, kitchen, bathroom and toilet must be in the vineyard house. After meeting these conditions in your vineyard house, you must submit the necessary documents to the municipalities to create this structure. These documents;
-Deed of the land,
- Permission document stating that you have changed the structure of the land
- Document that it is suitable for real estate construction (you can get it from the municipality)
-Identity documents of the land owner (identity card, residence)
-Coordinated plan sample taken from the cadastre
